Rare, turnkey recreation, training, and event property on 150.22 acres in Edgewood, one hour east of Dallas and minutes from Canton. Built in 2024 and 2025 and used for a single season, so it is effectively brand new and ready to run. At its heart is a national caliber motocross complex: three tracks (a 40 gate main track configurable for right or left hand starts, a configurable training track, and a national level track with jumps over 100 feet) built by former pro racer and nationally known track builder Randy Poulter, across three soil types (sand, loam, and clay). The central building holds a Rogue equipped gym, locker rooms, offices, a film room, a lake view conference room, and a commercial kitchen cafe, with two hotel rooms above. Lodging includes six custom lakeside cabins, two apartments, roughly 40 RV hookups, sixteen lock and leave units, and an on site laundromat. About 26 acres of water, anchored by the 23 acre Tillman Lake, wind through the property with ponds and an island putting green. Two deep wells plus municipal water, two water towers, service to 24 meters, and two fiber lines. The same acreage, lodging, and infrastructure also suit a youth or church camp, an equestrian operation, a retreat center, or an event venue, with room to expand. Sold as real estate, equipment, and infrastructure. Contact broker for the full offering package.
